Conversions and relocated heaters
Where larger homes have been divided into apartments or had mechanical systems moved during renovation, water heaters often end up somewhere convenient rather than somewhere ideal — an attic space, a closet on an upper floor, or a converted basement room. Each of those raises the stakes on a leak, because there is finished space beneath.
Any heater above living space should be in a drain pan with a routed outlet. It is a small piece of work that turns a ruined ceiling into a puddle in a pan, and it is missing more often than not.

My water heater is on an upper floor. What extra protection does it need?
A drain pan with a routed discharge is the main one, so a leak has somewhere to go other than the ceiling below. It is inexpensive and frequently missing on relocated heaters.
We run out of hot water when two showers run at once. Is the heater faulty?
Not necessarily. If the water is genuinely hot and simply runs out, that is a capacity limit rather than a fault. If it never gets properly hot, that points at a component failure.
