Small tanks, small margin
A compact water heater has less buffer than a large one. When sediment takes up the bottom of the tank or a lower element fails, the usable supply drops sharply rather than slightly — which is why the complaint here is usually “it stopped working” rather than “it has been getting worse”.
The practical upside is that the symptom is clear. A short burst of genuinely hot water followed by cold points reliably at the lower element or at sediment.
Closed systems and relief valve discharge
Where a backflow preventer or pressure-reducing valve has been fitted at the service connection, the plumbing becomes a closed system. Water expanding as it heats can no longer push back toward the main, so pressure climbs on every cycle and the relief valve starts discharging.
It looks like a failing heater and is not. The fix is an expansion tank charged to the actual static pressure at the property, and fitting a new relief valve without addressing it simply restarts the cycle.

Why has my relief valve started leaking when nothing has changed?
